Dear Homeowners of Devon-Aire Villas No 3,
We are writing to inform you that the Association will begin focusing on certain improvements in our community. How our members maintain their homes impacts the quality of life and property values for everyone in the community. We understand that the past year has been difficult and the pandemic has affected us all in many different ways, however we must continue to maintain our properties for the betterment of our community.
The first area of focus will be the painting of all villas and fences, if you have not painted your villa recently, we ask that you now take the time to paint by September 30th 2021 . If you have painted your villa with incorrect paint colors you will be asked to re-paint using the correct colors. Paint codes can be conveniently found on the Association’s website: DEVONAIREVILLAS3.ORG *When painting your villa it is important to use the correct paint colors, and to paint your villa completely, this includes all wood trim, fencing, and all walls including the fire walls. Please also be sure to paint any metal flashing where the roof meets the fire walls the color of the wall and any metal drip edge flashing along the roof line the color of the wood trim. If your fire wall has any cracks they must be filled with caulking prior to painting.
The second area of focus will be patio furniture and items visible in the back yards. Any items stored in the back yard must not be visible over the fence line. Any cabana awnings that are damaged/missing or have mildew must be repaired/replaced. Any screen enclosures that have damaged screening must be repaired/replaced.
The third area of focus will be mailboxes that are leaning or in disrepair. Mailboxes must be installed in the ground properly with a concrete base, and stand upright, not leaning in any direction. Mailboxes with address numbers missing or faded must be replaced with new numbering. Any mailboxes that are damaged or worn and look unsightly must be replaced.
The fourth area of focus will be the cleaning of roofs. Roofs that are covered in black bacterial mold must be cleaned. This bacterial mold scientifically known as Gloeocapsa magma, eats away at your roof shingles causing them to become brittle. We have listed in the Vendor section of the Association's website the contact information for several roof cleaning companies who utilize the proper soft wash technology and approved chemicals to safely clean the bacterial mold off of your roof without damaging the shingle. Do not pressure clean your roof this will damage the shingle.
