2019 Annual Notice of Assessment

This is to inform our members that the annual assessment invoice for $399.00 has been mailed out. We wish to thank all of our members that pay their obligation on time. The funds collected are used in the day to day operations and maintenance of our community. To avoid any potential issues we ask that you observe the following:
  • If you do not receive your assessment invoice by December 15th, please contact us by visiting http://www.devonairevillas3.org and selecting “Contact Us” to let us know.
  • Payment is due in full $399 on January 1st, 2019.
  • Members may pay by Check, Money Order, eCheck or Credit Card.
  • To pay Online by eCheck or Credit Card please visit: http://www.devonairevillas3.org/p/epay.html
  • Check or Money Order must be made payable to Devon-Aire Villa Homeowners Association #3, Inc and MUST be mailed in with your assessment coupon to ensure that processing of your payment is properly credited to your account.
  • Please do not submit your payment using your Bank's bill payment system. If you wish to pay online, please pay by eCheck to ensure that processing of your payment is properly credited to your account.
  • All checks or money orders MUST include that member’s account number in the memo field. Checks MAY NOT be post dated. A member paying by check must ensure that their check has enough funds to clear. Any check which is returned due to insufficient funds will have those costs added to their account balance and will be notified of these costs. A member whose check does not clear will be considered delinquent after the past due date.
  • A late fee will be applied to all assessments received after the payment due date.
  • Delinquent assessments shall bear interest from the due date at a rate of 6% per annum.
  • A member whose account is forwarded to the Association Attorney due to non-payment is responsible for all costs associated with the recovery of their obligation to include interest, fees and all legal costs incurred. These costs will not be waived by the Association and must be paid in full by the member before any legal action is considered resolved. Members who have had their account forwarded to the Association Attorney shall have payment applied in the following order: legal fees and costs (including attorney fees), interest, returned check charges, lien fees, other miscellaneous costs incurred during recovery process, annual assessment

LAKE MAINTENANCE IMPROVEMENTS

Management and the Board are focused on our lake's maintenance, and we are working with our new lake maintenance company, Solitude Lake Management, in order to improve the lake for our community. We hope everyone will enjoy the recent improvements to our lake such as improved weed and algae control, and an improved blue color with the addition of aquatic dye.    
Aquatic dye is the professional way to bring a natural blue appearance back to your lake, pond, dam, fountain, water feature and other water bodies. It is odorless, safe and provides an attractive, beautifying effect to natural or man-made lakes, ponds, dams, fountains, water features and other water bodies.
Aquatic dye is a highly concentrated blend of colorants to color lakes, ponds, dams, fountains, water features and other water bodies, with a vibrant natural blue look, that is aesthetically pleasing.
All aquatic plants and algae need sunlight to grow. Sunlight is used by aquatic plants and algae for photosynthesis. By reducing the amount of light penetration into and through the water column, Aquatic dye effectively reduces, suppresses and retards submerged aquatic plant and algae growth by inhibiting photosynthesis. Aquatic dye is designed to screen the light rays which the aquatic plants and algae require for growth.
As aquatic dye reflects sunlight, it has the added benefit of keeping water temperatures lower than untreated water bodies. Lower average water temperatures, further suppress submerged aquatic plant and algae growth. Colder water holds more oxygen, which is beneficial for healthy fish and beneficial bacterial growth. Aquatic dye  can also assists in reducing water pH fluctuations, the reduced light intensity reduces the risk of phytoplankton bloom, which in turn causes pH fluctuation and high pH in water.
Aquatic dye is formulated with dispersants which cause the dye to be distributed uniformly throughout the water body, therefore the color is deeper, the effect occurs much quicker and the longevity is enhanced. Reactants in Aquatic dye, keeps the color in suspension and prevents the dye particles from sinking to the bottom of the water body, resulting in increased depth of color and longevity.
Aquatic dye conveniently aids in reducing the loss of fish to external predators (such as birds, etc.), by shading the fish from the eyes of these predators. Aquatic Blue is certainly a more attractive solution, in comparison to using wire mesh.
SAFE: Aquatic dye is harmless to fish and wildlife, pets, humans and the environment. It is safe to add to water used for irrigation and swimming water. .

SOS 120 Street Committee: Charter School - Thousands of Cars Coming Soon

Residents of the Crossing formed a committee called SOS 120 Street Committee back in 2016 in order to bring awareness regarding the proposed charter school expansion on 122nd St.  They have asked that we forward the following information to our residents and ask those interested to sign their online petition and help with bringing awareness to this issue by forwarding this information to your neighbors and friends via email or social media.

The SOS 120th Street Committee & The Kendall Federation of Homeowner Associations held a Town Hall Meeting on 5/24/2018 to discuss the proposed expansion of a Charter School at 13300 SW 120th St. The original plans called for for the school to expand from 600 students to 3,000 students that would result in 7,400 car trips per day on SW 120th Street. Since that time, they have reduced the proposed head count to 2,250 however even at that number, it will result in very heavy congestion due to all the additional car trips required to drop off and pick up these additional students.

The SOS 120 Street Committee will be holding an emergency meeting on 5/30/2018 
to discuss the issue before it goes up for a vote by the County Commision on 5/31/2018. Come learn about this proposed school and the traffic & safety impacts it will have on our community if the expansion is approved. Please come support your community and ask questions on May 30th at the Crossings HOA Clubhouse located at 11578 SW 132nd Ave.

The The SOS 120 Street Committee is also asking for assistance in handing out the attached flyers in order to bring more attention to the issue which will affect our community. The SOS 120 Street Committee has also set up an online petition and ask that all those opposed to the charter school student expansion sign the petition located here and forward to your neighbors, friends via email and social media.  They need hundreds of signatures on this on-line petition by Wednesday so they can print them out and take them to the County Commission meeting on Thursday.

Speed Bumps Painted Throughout The Community


We are pleased to announce that the speed bumps have been painted throughout the community.  Devon Aire Villas #3 not only looks better with the speed bumps painted, but the community is also able to obtain the insurance coverage that is required in the bylaws of the association.  The painting of all speed bumps was requested by the association's insurance provider after they visited the community for the annual insurance inspection.  It is important that the association follow the recommendations of the insurance provider when items are noted for correction in the annual insurance inspection report.

AT&T Infrastructure Upgrade

AT&T has begun upgrading their existing infrastructure within our community.  During the days and months ahead, members & residents will see the increased presence of AT&T and their contractor Mastec on the property.  Members will notice digging and boring throughout the community by AT&T contractors, some of which may go under easements found on members properties.  They have assured us that any disturbed areas will be restored at the end of construction.  Any member experiencing any issues as a result of AT&T activities is asked to contact us so we can address those issues on your behalf

Car Break-In: 1/31/2018

Car break-ins were reported to us by members of the community which occurred on 1/31.  The perpetrators broke into two Hondas and stole their air bags.  Air bag thefts in the county are a growing trend, especially among Hondas according Police as well as vehicle rims.  The break-ins occurred at SW 115TH TER & SW 124TH CT.  Anyone observing this type of behavior should call Police immediately.

Don't become a victim.  Always make sure to lock your cars, especially before turning in for the night and make sure your home is well lit.  Always make sure that items of value are never left in cars at anytime.  If you are ever a victim of a crime, please take the time to file a police report. We know that calling police to file report can be time consuming, however Miami Dade County Police now allows you to file a report for certain types of crimes online.  Click Here if you need to file a police report.  If a report is not filed, there is no way that police can establish trends to help mitigate these types of crimes.  You may also file a report by phone by calling (305) 4-POLICE (476-5423).  Please don't forget to also let us know after you have filed a police report so we can alert the rest of the community.

It goes without saying that if suspicious activity is occurring on or around the property, residents are urged to please contact Police immediately by calling their non emergency number at (305) 4-POLICE (476-5423).  If you believe that a crime is in progress, please call 911.  Do not attempt make contact with any person engaging in suspicious activity and instead let Police handle the situation.
